How long has Affinity been in the property management business?

Affinity has been in business since 2006.  We have been in the business long enough to know that property management is a specialized field that requires attention to detail and dedication.  We have grown over the first few years of business as a result of our reputation and hard work in the community.  We continue to develop positive relationships with our clients by ensuring that their needs are met and that they are satisfied with the value we promise to deliver.

What services do you offer?

We offer three main services.  We can list your property for rent and locate a tenant for you.  We can then manage your property for you after your tenant is in place.  And finally, we can help you with your maintenance needs.  From plumbing to roofing, we have you covered.

If my property is listed for sale, does that mean that I cannot list it for rent?

No, your property can be listed for sale and also be listed for rent at same time.  If a property is leased, it can still be marketed for sale.  Our lease provides terms in the event that a new buyer would want to occupy the property after making purchase. 

Why should I use your service instead of another local real estate broker?

The answer is simple; we are the only local brokerage dedicated primarily to the property management business.  Our competitors also handle real estate sales, appraisals, mortgages, etc.  This can tend to distract them from the job at hand.  We believe that this gives us a tremendous advantage and creates a specialty service that propels us far and above the competition. 

What else do you do that sets you apart?

We use a special lease to protect our clients.  We also have developed an extensive rules and regulations attachment that becomes part of all of our leases.  This document saves our clients money and helps us protect their investment.  If you do not use this document, it is a safe bet that your costs will be greater as a landlord or property owner.  Ask us about this if you would like to know more. 

How much do you charge?

We charge one months rent to place a tenant.  Please call our office so that we can schedule an appointment to view your property.  We can give you a professional opinion of market rent.  We can demonstrate this value using recent market data.  We can then discuss our management programs and the cost associated.  We have three plans from which to choose.  One is sure to meet your needs.   

What do I get for the tenant placement fee?

Our tenant placement fee includes a complete listing package.  All of the advertising required to lease the property is included in this fee.  This means that your property will be on roughly twenty different websites so that it will be in front of the highest percentage of potential tenants possible.  The applicants will submit paperwork and allow us to complete a five point screening process including criminal background, credit, and a public records search.  We will draft and execute all lease paperwork.  We will coordinate move in and complete a property condition report to be stored in your file.
